As a Buyer with The Dunnican Team, we guarantee that when you find the home you want to purchase, we will negotiate on your behalf to help you purchase this home for at least a net* sales price of $5,000 less than the listed price, or we will pay you $1,000 cash at the closing of the sale or credit $1,000 toward your closing costs and pre-paid items.
Conditions:

You will obtain written pre-approval for a home loan from a reputable lending institution within 21 days of the date of this guarantee.

The listed price of the home you purchase will be at least $150,000.

You pay us absolutely no fees for our services. The seller or builder will pay our entire commission on the home you purchase.

This guarantee applies to homes listed by real estate brokerages other than Coldwell Banker Apex, Realtors. As designated by law, we are obliged to act as a fully disclosed intermediary when negotiating for homes listed by The Dunnican Team or Coldwell Banker Apex, Realtors. For these homes, our goal will be to do our best to bring the buyer and the seller together to find a price which is fair to both.

If we fail to negotiate a net price* of at least $5,000 less than the listed price, we will pay you the $1,000 guaranteed cash savings or credit the $1,000 towards your closing costs and pre-paid items at the closing of the sale of the home you purchase.
*Net Price is defined as the sales price minus any seller concessions such as closing costs paid on behalf of the buyer by the seller including Title Policy, Home Warranty, Survey, Discount Points, Pre-Paids, Lender and Title Company fees. Buyer must be under a written Buyer Representation Agreement with a member of The Dunnican Team acting as Buyer's Agent.
